Gilbert Mays is an accountant who somehow became president of the board at Blackwater Heights, a crumbling luxury condo tower filled with petty feuds, noise complaints, and residents who weaponize passive aggression like an Olympic sport. During a disastrous basement renovation meant to attract wealthy buyers, contractors uncover a sealed chamber containing the remains of plague victims buried beneath the original 1700s quarantine hospital. That night, the building’s smart security system malfunctions, the elevators begin speaking in archaic legal language, and spectral figures start appearing to residents who violate increasingly bizarre “community guidelines.” One tenant is dragged into the trash chute for improper recycling.

As panic spreads, Gilbert discovers the ghosts were once overseers of the quarantine ward who now believe the condo is still under strict containment protocol. Led by the terrifyingly cheerful Sister Euphemia, the undead caretakers begin enforcing absolute order: loud residents have their mouths sewn shut, dog owners who skip cleanup are stalked by phantom hounds, and anyone behind on HOA dues mysteriously vanishes into the sealed lower floors. Gilbert teams up with Maya, a foul-mouthed night janitor who knows the building better than anyone, and Omar, a failed influencer livestreaming the hauntings for clout. Their attempts to stop the spirits only escalate the chaos as residents turn on each other in desperate attempts to avoid punishment.

When Sister Euphemia announces a permanent “lockdown” and seals the entire tower from the outside world, Gilbert realizes the ghosts gain power through rigid obedience and collective fear. To defeat them, he orchestrates total anarchic rebellion: hallway raves, illegal pets, fireworks in the sauna, and mass rule-breaking on every floor. The building erupts into absurd supernatural warfare as the ghosts lose control amid escalating chaos. In the climax, Gilbert publicly dissolves the condo association itself, breaking the spirits’ authority and causing Blackwater Heights to partially collapse. Months later, the surviving residents reopen in a cheaper, friendlier co-op community—until Gilbert receives a polite letter under his door informing him he has violated “quiet hours beyond the grave.”
